Median Rent

The median weekly rent paid per dwelling. Please note these rents will generally be under the “market rents” calculated on bond lodgements and asking rents as provided by SQM Research. It is usual that rents paid by longer term tenants will be under the market rent until such time as a new tenant resides in the premises, thereby reverting the rent paid back towards market levels.

Please also note that the rental data may be impacted by public housing tenants, which generally pay significantly below market rents.

Projections are compiled using a linear regression of what has occurred historically plus and an additional 2.5%pa added over on top through to 2026. This addition was based on SQM’s expectation of an elevated inflationary environment between 2022 to 2026 and the extraordinary tight rental conditions recorded over 2022.

The projections and actual data should not be relied upon in making investment decisions.
